You can choose to engage our services for some or all of these stages of design, documentation and construction management.

Core Architectural Services
Phase One: Architectural Design Development
To commence, we arrange a 2 hour Preliminary Design process meeting with you to discuss your project and determine the ideal steps to achieving your desired design outcome.
If you are interested in selling property and looking a concept design or planning approval stage to increase the sale of your property, we can complete documentation up to your desired stage.
Once the meeting booking has been arranged, we will provide you with our Digital Design-Brief Booklet, prior to our meeting. The Digital Design-Brief Booklet is designed to help you consider the spatial requirements and architectural style of your project. Use it to thoughtfully list out your Design-Brief requirements, or keep it as reference material for our Preliminary Design Consultation.

$396 - $594 (inc GST)
Our Services during this stage are to develop a project design brief with you, and understand your design needs and wants, exploring all relevant design possibilities. This design stage is also informed by the Architectural Feasibility study which includes determining the specific legislative requirements for your site (DCP, LEP & SEPP). This process will also identify any siting limitations and priorities. A site section and layout plan/s are provided to confirm the viable extent of the desired development scope.

Service Includes:
- Preliminary Architectural Setup , Legislative Analysis and Feasibility Study.
- 3 x Preliminary Design Concepts presented in a 1 hour, online concept design presentation.
- Conceptual Architectural Masterplan of a selected design concept. We produce a miniature 3D model with four (4) exterior renders based to represent our suggested architectural form of your preferred spatial. This is is presented in a 1 hour, online masterplan presentation.
In order to commence the Conceptual Masterplan phase, you will need to provide:
- Detailed external site survey to be undertaken by surveyor for all projects.
- For alterations and additions, an internal survey of the existing building is required to be undertaken by a surveyor. Alternatively, we can provide an architectural internal measure-up for $1320 (inc GST).
This stage advances the architectural resolution from schematic conceptual modelling to detailed photorealism, allowing for three dimensional visualisation of form, style, and surface selections.
We will meet with you (in-person or online) to resolve and develop the planning layout (site plan, roof plan, & floor plans). Once we have developed this model further, we will be able to create detailed 3D views to clarify the external form of the project.

Service includes:
- Architectural return design brief confirming scope, style & design priorities based upon the selected Masterplan design that is developed. This will be discussed in a 1-2 hour online design meeting.
- Developed Architectural Design Documentation: Layout refinement (Floor plan & Roof Plan) - Detailed adjustments to configuration, Conceptual site contour modelling & plan, schematic cross-sections x 2 - Focusing on Architectural built form & legislative compliance.
- Developed Design Visualisations (Four (4) Exterior 3D Views): Developed White-model renders (draft), developed photo-rendered visualisations and a photo-rendered fly-around.
Phase Two: Planning Approvals and Construction
Progressing from preliminary design resolution, Planning Approval (otherwise known as Development Approval/DA or CDC Preliminary Assessment), is the first of two regulatory approval processes.
Focussing on neighbourhood and environmental contextual compatibility, each local council have their own unique design objectives and documentation requirements.
As the Architect, we coordinate the various project consultants to satisfy council’s requirements, and negotiate stakeholder interests, whilst maximising our client’s approval outcome.

Service Includes:
- Architectural Planning Documentation (to satisfy minimal DA requirements): Site plan & Site Analysis, Floor plans & Roof plan, External Elevations x 4, Cross sections x 2, External Materials Schedule - to DA requirements, Door & Window schedule - to DA requirements, Compliance calculation plans - FSR, GFA, Landscape & Site Coverage, Winter Shadow diagrams and Notification Plans.
- Coordinate DA planning consultants for client selection and engagement, and the incorporation of the consultants recommendations/design into the architectural documentation.
- Application Preparation and Lodgement of CDC or DA application online via NSW planning portal.
Please note:
Additional DA Reports are required to be completed by specialist consultants and these will be outlined to the site specific requirements and the engagement and payment of services by consultants is by the client.
All Development Applications (DA) and CDC Preliminary Applications to the relevant Principal Certifying Authority, are required to be submitted digitally via the NSW Planning Portal. The NSW Planning Portal is predominately accessed by councils, certifiers, architects and other design professionals. Therefore, we provide this service to streamline the application process and to be the nominated representative of the application to discuss the application with council directly.
Council Development Application Fees are required to be paid directly to the council by the client. Any additional changes requested by Council will completed by the architect at an hourly rate.
We oversee the application and management process of all planning approvals, liaising between client, consultants, council, delivering professionalism throughout the planning application process.
Service Fee
$198 per hour (inc GST), as required.
Services includes:
- All communication (eg, email, phone calls and meetings) with all consultants, council/certifiying authority and client during this stage regarding the active DA or CDC Preliminary Application.
- Any changes required during this stage issued by council, consultant or client-directed.
Once the Planning Approval has been given by Council (or confirmed by the Private Certifier), the next stage is to develop the plans so that they are adequate for use in Construction (and Building Approval - also known as a Construction Certificate/CC). The level of detail required in this stage is extensive, to ensure that the design is professionally communicated to allow for accurate pricing and execution by your selected contractor. We provide a comprehensive holistic architectural (exterior & interior) design & detailing service, crafting critical junction details, designing joinery, specifying materials and finishes, fixtures & fittings, and coordinating services. This will result in a final Architectural Construction set and specifications for Tender pricing and finally For Construction.
The Building Approval Application or the combined Planning & Building Approval Application will be submitted through the NSW Planning Portal, along with all required engineering & consultant work (as required), nominating the chosen Principal Certifying Authority (preferably a Private Certifier).

Service Includes:
- Structural design meeting (2 hours)
- Architectural Planning Documentation for Building Approval (CC or CDC).
- Application Preparation and Lodgement of CC or CDC application online via NSW planning portal. Appointment of PCA application via NSW Planning Portal.
- Coordinate consultants for client selection and engagement, and the incorporation of the consultants recommendations/design into the architectural documentation.
- Architectural detailing meetings (8 hour allowance).
- Detailed Architectural Construction Documentation (used for construction): General Arrangement Plans, Structural Set out Plans, Services plans/ Reflected Ceiling plans (in conjunction with consultants), Detailed Materials Schedules, Architectural Specifications, Exterior Door and Window Schedule and Critical Architectural Junction Details.
Please note:
Specialist consultants engagement and payment of services by consultants is by the client.
All Building Approval Applications (CC or CDC) to the relevant Principal Certifying Authority, are required to be submitted digitally via the NSW Planning Portal. The NSW Planning Portal is predominately accessed by councils, certifiers, architects and other design professionals. Therefore, we provide this service to streamline the application process and to be the nominated representative of the application to discuss the application with council directly.
Application Fees are required to be paid directly to the PCA by the client. Any additional changes requested by the PCA will completed by the architect at an hourly rate.
The Principal Certifying Authority (PCA) is now responsible for approving the project for construction, and will eventually visit the site at critical stages throughout the construction to ensure ongoing compliance.
As the Architect, we liaise between the client and PCA, and are responsible for providing the required architectural and consultant documentation.
Service Fee
$198 per hour (inc GST), as required.
Services includes:
- All communication (eg, email, phone calls and meetings) with all consultants, principal certifying authority and client during this stage regarding the active CC or CDC Application.
- Any changes required during this stage issued by the PCA, consultant or client-directed.
If you have already selected a contractor that you would prefer to use, the builder will be able to provide an accurate construction costing based on the completed Architectural Construction set. We can assist in negotiated offers, and in preparations of a mutually beneficial construction contract.
Alternatively, we can oversee a Tender process where multiple contractors are contacted to provide fixed price quotes for the project. We then provide a Tendering cost analysis to help you compare the builders submissions, to inform the selection of your preferred contractor. We can assist in negotiated offers, and in preparations of a mutually beneficial construction contract.

Service Includes:
- Preparation of an Expression of Interest (EOI) Package.
- EOI meetings with prospective contractors
- EOI submission Review
- Contract Negotiations with selected contractors (2 max.).
- Contractor selection and engagement: Preparation of Construction contract, contract review & meeting with the execution of the construction contract
Traditionally, an Architect’s role is to administer the construction contract and provide project monitoring during construction. As a Registered Architect, I am duty-bound to provide you with comprehensive architectural services, and contractural obligation to ensure that all works meets the standard as set out in the Construction Documentation, and that the agreed terms and conditions of the contract are enforced.

$496 (inc GST) 1 hour site meeting, includes travel disbursements and administration.
Services include:
Communication and Coordination, Site/Works Inspections, Support and Instruction to building contractor, Timeline adherence monitoring, Progress Payment Assessments, Variation Claim Assessments, Design Variation Documentation, Defects Monitoring/ Instruction, Practical Completion Assessment and Post-Construction - Defects Liability Period Assessment and Coordination
Additional Design Services
Robert has lectured in Interior Design for many years at various Sydney design colleges and TAFE NSW.
Having your architect include interior design detailing into your project can provide fluidity of design and ease of construction.

- Interior Design Style Board - Interior materials, detailing, lighting & decoration
- Interior Visualisations - Mock-up monochromatic & Photo-rendered
- Interior Detailed layouts - Stairs, kitchen, bathrooms, wardrobes, fireplace, entertainment
- Interior Material Schedules/Specifications
Please note:
We have collaborated with Interior designers on projects. This collaboration occurs during the construction documentation stage and therefore, the selection and engagement of an interior designer must occur before commencement of this stage. If interior design is left to the construction stage, this can cause time and cost variations during construction.

For Interior Styling:
- Interior Decorating Style Board - colours, additional wall detailing, lighting & decoration
- Interior Visualisations - Mock-up monochromatic & Photo-rendered
- Interior room layouts
- Interior selections & sourcing recommendations.
- Set up (staging) of soft decoration.
Any alterations to electrical or walls must be completed by the relevant licensed professional.
For Interior staging:
- Stage each room of the home. Arranging furniture, removing additional furniture/ decorations, adding desired style decorations and furnishings.
- Source/ hire additional decorations and furnishings for 4 weeks.
- Pack down/ remove hired decorations and furnishings.
- Refresh style set up before open home/ auction.
